Application Fee: $25.00 per unmarried person over 18; $40.00 per married couple; to be submitted in the form of cash, money order or cashier’s check only. This fee is required in order to process your application. This fee is NON-REFUNDABLE.
Our considering factors for the application are; income, credit history, employment history, personal and rental references, and rental history.
Upon approval, Applicant(s) must pay the required Security Deposit amount to M. Scott Properties, Inc. in order to secure Applicant(s) rental of the property. Approved Applicant(s) have only 48 hours from the approval time to submit the deposit. The Property may be secured for up to (2) weeks from the posted available date. Applicant(s) has (72) hours from payment of the Security Deposit to cancel this application. Should applicant fail to enter into a rental/lease agreement, applicant forfeits the full deposit or a pro-ration thereof as compensation to the landlord for taking the property off the market.
If your application is denied for whatever reason, your application will stay active for a minimum of 45 days. You can continue to apply the same application to any of our available rentals with no additional fees.
Rent can be paid in the form of Personal Check, Cashiers Check or Money Order.
We also accept online payments through our payment portal on our website.
Rent shall be paid monthly on or before the first (1st) day of each month.
In the event rent is not received by or before the fourth (4th) day of each month Tenant agrees to pay a late charge.
The late fee is 5% of the gross rent.
A 30-Day Written Notice will be required from either party.
A 30 day written notice will be required prior to the expiration of the tenant lease. If the tenant elects to vacate at lease termination. In the absence of 30- days written notice by either party, the tenancy will automatically convert to a month-to-month tenancy.
